Market Update

129 homes have sold and gone under contract since January 1, 2007. Here is a wrap up of what closed the past week:

-115 43rd- asking price $329,000, sold price $323,000
-138 75th- asking price $649,000, sold price $639,000
-22 77th- asking price $799,000, sold price $745,000
-24 63rd- asking price $959,000, sold price $875,000

The average percentage that these homes came down from their asking price was approx. 5%. All of these homes were resales, not new construction.

Sea Isle City Market Update

Slow week, only 1 additional home went under contract this week, bringing the total up to 126 homes that has sold or gone under contract since January 1st.

Here is a recap of what has sold/closed the last week:

-5600 Landis, asking price $749,000, sold price $703,000
-125 44th-asking price $749,000, sold price $725,000
-140 84th-asking price $799,000, sold price $775,000
-137 59th-asking price $849,000, sold price $800,000
-12 68th-asking price $929,000, sold price $876,250
-4616 Park-asking price $1,699,000, sold price $1,600,000

These homes came down an average of 5% from their asking price. Four of these homes were new construction.

Sea Isle City Market Update

There have been 125 homes that have sold or gone under contract since Jan. 1, 2007! Here is the rundown for the last week:

-233 86th St-asking $1,599,000, sold price $1,400,000 GREAT DEAL!!!
-205 50th St.- asking $725,000, sold price $705,000
-125 58th St.-asking $819,000, sold price $800,000
-85th & Landis-asking $899,000, sold price $720,000 GREAT DEAL!!!
-340 47th Pl-asking $1,195,000, sold price $1,122,500

All were new construction, and the average reduction in asking price was approximately 9%. 85th & Landis coming down approx. 20% is not a true picture of what is happening in the market though.

Sea Isle City Election


The election season is wrapping down with election day being on Tuesday, May 8th. There have been many parties, BBQs, etc. I have not been doing any cooking in long time! Last night, Neil Byrne had a fantastic dinner cruise on the Starfish, today Lenny Desiderio had a very nice, early Mother's Day Breakfast at Marie's Seafood. Tonight Jimmy Bennet is hosting a family pig roast at LaCosta for all the candidates and the community and tomorrow Don Laricks is having a family BBQ at the SIC Yacht Club! This is a very short list of what is going on down here! :)

Sea Isle City Weather

We have finally been experiencing some beautiful spring weather here! It has been a long time coming and we are enjoying it very much! The promenade has been getting lots of use with people jogging, biking, strolling and enjoying the ocean view! Today I even saw some brave souls in their swimsuits!

The weather is predicting that next week will be lovely too!
