Market Update

Since January first there have been 85 homes that have gone under contract or sold. Here is how the past 7 days went with closings:

-3700 Boardwalk, asking $577,900, sold for $555,000
-111 37th, asking $439,900, sold for $435,000
-219 45th, asking $649,000, sold for $635,000
-230 38th, asking $599,000, sold for $585,000
-3208 Boardwalk, asking $2,150,000, sold for $1,900,000
-129 54th, asking $829,000, sold for $800,000
-6505 Central, asking $719,000, sold for $670,000
-5805 Central, asking $425,000, sold for $420,000
-4900 Landis, asking $398,900, sold for $380,000
-8202 Central, asking $749,000, sold for $680,000 GREAT DEAL!!!

So the wrap up is that on average, these homes came down approx. 5% from their asking price. Four of the homes were new construction, the rest were resales.

One of the BEST Deals in Town!!




I posted recently that the North side of 4402 Park was reduced to $599K, it went under contract within a day or two. Well now the other side just went on the market for $659K. This is an awesome price! This home is practically new! This side has a very nice lagoon view, which the other side did not have. It was professionally decorated, has hardwood flooring, granite counters, intercom, central vac, elevator, 4 bedrooms, 3 baths. Best Deal on the Island!

Just got back from vacation and checked the MLS and saw an excellent deal!
4402 Park- North Unit- it was just reduced to $599,000

It was originally listed for $874,000. It was finished in 2006, has tons of upgrades including an elevator, hardwood flooring, granite, central vac, and has been professionally decorated!

It also has an excellent rental history! So for it is rented for 11 weeks for approximately $16,000 with 2 high weeks left.

Not to sound like the typical sales person, but "It won't be on the market for long at this price!!"
